Key information

Long-standing clients ASK Partners approached Montagu Evans’ Residential Valuation team to provide valuation advice in respect of their proposed financing of HUB and H.I.G. Capital’s acquisition of a 1.2-acre development site in Elephant & Castle. The site constituted the final undeveloped parcel within Lendlease’s Elephant Park masterplan and benefited from outline planning permission for residential and detailed consent for an office development. ASK were providing a debt facility to support the acquisition and the promotion of the site for redevelopment.

The developer’s business plan was to seek a new planning consent for a residential-led scheme of significant scale, including co-living homes, affordable homes, new public realm, ground floor retail and a health hub.

Our valuation needed to reflect this strategy, assessing the challenges and risks of securing planning consent, analysing the co-living, affordable housing, retail and healthcare sectors, and preparing complex residual appraisals.
