We are pleased to share with you the design proposals that are under development for a hotel at 4 East Mains of Ingliston, Edinburgh, EH28 8NB. This public website is required as part of the statutory pre-application consultation on the design of the hotel and in advance of the submission of an application for planning permission to the City of Edinburgh Council.

The Event

Thank you for joining us on Tuesday 5 April between 3.00pm and 7.00pm for our online consultation event. Members of the project team were available to present the proposals under development, answer your questions and listen to your feedback.

Although our event has now ended, we would still welcome your feedback on the proposals. Please use the contact details at the bottom of this page to submit your comments to the project team to consider.

The closing date for comments is Tuesday 26 April 2022. Please note that comments made at this stage are to EMH4 Limited as the applicant, a subsidiary of Creos Property, and are not representations to the Planning Authority.

The Applicant
EMH4 Limited is a subsidiary of Creos Property, a property developer and consultancy with over three decades of experience in architectural design, development and construction. Founded in 2020, Creos Property aim to create, and help others to create, exceptional developments.

Creos Property believe that successful developments should maximise the environmental, social and economic benefits of developments for all stakeholders, and the combination of their experience and people-centric approach, uniquely positions them to achieve this at East Mains.

The Proposed Development
The site at East Mains provides a fantastic opportunity to create a landmark hotel development, which can act as a marker and high quality gateway to the adjacent Royal Highland Centre, Edinburgh Airport, as well as to the western approach to the city of Edinburgh itself.


There are also opportunities to engage with the Royal Highland Centre and the emerging International Business Gateway, whilst seeking to deliver an exemplar model of sustainable hotel design.

Creos consider that the site presents an opportunity to introduce an upper-midscale, internationally branded hotel to the area, of high quality design. A gap in the market has been identified for a tech-led full-service food and beverage offering, which will differentiate itself from existing hotels in the area.

It is proposed that all front of house services will be located at the top of the new hotel in order to maximise and engage with the views from the site to the Forth Bridges, the Pentland Hills and into Edinburgh city centre, which will include Arthur’s Seat and Edinburgh Castle. The ambition is to create a destination for the city in the sky. A welcoming hotel entrance will be provided at the ground floor level.


The proposals under development will make efficient use of the site, will limit the footprint of the building to retain the existing mature tree belt adjacent to the A8 and will maximise the opportunity to introduce further greenspaces.

The hotel will also strive to be net zero, or net zero ready, and the building will be designed to not rely on any fossil fuels. In terms of operational carbon, the design of the hotel will focus on lean design measures and will explore the opportunities available through energy efficient design and the use of Passivhaus design principles to reduce energy demand. The proposed building will also employ high efficiency low energy plant and controls and will integrate green renewable technologies.
