  • The site extends to approximately 0.8 ha (2.0 acres).
  • Category B listed former gasworks, currently part used for trade counters and part unoccupied.
  • Currently under offer to developer of proposed mixed-use scheme which requires substantial alterations / part demolition of the remaining gas works buildings.
  • Where such alterations are proposed, Historic Environment Scotland require the building to be marketed to potential restoring developers prior to considering the case for alteration / demolition on economic grounds.
  • To pre-qualify potential restoring bidders will be required to demonstrate a prima facie financially viable and sustainable proposal which would restore all of the listed buildings with no material demolitions.
  • Potential bidders will also be required to demonstrate relevant experience and provide substantial confidence that the funding for the scheme would be made available.
  • Once pre-qualified and on receipt of a signed confidentiality agreement more detailed information will be provided which will include a minimum price reflecting the current value of the site. 
  • Offers will only be entertained for the site as a whole and offerors will be required to demonstrate a financially viable business case (taking into account both full site remediation costs and relevant section 75 costs), the availability of funding and a detailed planning proposal. 
  • Offers will not be accepted which are subject to planning or listed building consent.  A deposit of 25% of the minimum price will be payable on the conclusion of missives. 
  • Clawback arrangements will be required in the event that a successful bidder fails to commence or complete their proposed development.
