We have successfully advised our client, Argo Real Estate, on the investment disposal of Gapton Hall Retail Park, Great Yarmouth. M7 Real Estate acquired the property.

This scheme extends to 127,530 sq ft and is anchored by The Range (new 15-year lease) and M&S Foodhall (18 years’ term certain).  Other key tenants include Iceland Food Warehouse, Next, TK Maxx, Halfords and Boots.

The property is fully let, with a secure WAULT of 7.1 years to expiry and 6.0 years to break and an average rent of £18.02 per sq ft.  The property is the dominant retail park in Great Yarmouth, benefitting from a strong trading profile as well as averaging an excellent 30,000 – 35,000 vehicle visits per week.

The deal was agreed at £30.25 million, significantly ahead of the quoting price.
