When applying for planning permission most applicants are required to contribute towards funding amenities and infrastructure in the local area. A large percentage of viability work relates to affordable housing – the process by which the affordable housing provision within a development scheme is agreed with the Local Authority - and these can be negotiated ahead of construction.

We solely represent developers which gives us a uniquely commercial outlook and avoids any conflicts with Local Authorities. Our strong track record was proven in 2016/17 having issued viability advice for schemes to 5,500 residential units with a combined Gross Development Value of over £2.4bn. 

Working closely with our market-leading planning team (as well as many third party planning advisors) we are able to secure the best planning consent for our clients. Our experience also extends to viability testing at the design stage for scheme optimisation, as well as in using viability as justification for planning gain, for example, to secure an increase in density.
