Work well underway on Scotland’s largest single speculative industrial development

76,000 sq ft at Seven Hills Business Park in Edinburgh to address ‘severe shortage’ for new build industrial space.

Work is well underway on what is believed to be the largest single industrial speculative build in Edinburgh in the last 20 years.  Seven Hills Business Park in Sighthill, to the west of Edinburgh, will provide a total of 76,000 sq ft of industrial and trade space, with completion due in autumn of this year.

Eleven units, ranging from 3,360 to 14,700 sq ft are being built at Seven Hills which is already home to Napier University and Amazon.  Three of the largest units will have first floor office accommodation and all will be located within a secure site with a communal yard and security gate.

Owned by Peveril Securities in a joint venture with Citivale, Seven Hills Business Park spans approximately 5.5 acres and is being marketed by joint letting agents, Ryden, Burns & Shaw and Montagu Evans.

Neil McAllister, partner at Ryden said:

“With excellent transport connections, Seven Hills is well placed to take advantage of the severe shortage of high quality, new build industrial space throughout Scotland but particularly around Edinburgh.  Collectively we are very supportive of Peveril’s decision to build speculatively, the market needs developments like Seven Hills to satisfy current and future demand.”

“The diversity of the unit sizes – from 3,360 sq ft all the way up to 14,700 sq ft - will suit small, medium and large market requirements and enable us to capitalise on market demand.  The larger units have first floor office accommodation and the largest has its own dedicated yard space.  All will have excellent communication technology links,” added Niall Burns, partner at Burns & Shaw.

Andrew Veitch at Montagu Evans is confident the location will be attractive to tenants:

“Seven Hills has an enviable location on the Western periphery of the Capital, linking to the A720 City Bypass and its junctions with the M8 motorway and the A8 providing direct access to the M9 and the A90/M90.  Just ten minutes’ drive from Edinburgh Airport and with excellent train and tram links nearby, we are confident that Seven Hills will attract significant interest from both regional and national occupiers.”

Steel construction of the units is well underway with completion due by October 2019.
